Our commission structure spreads payments over the full tenancy term. Unlike other agents, we deduct our fees directly from the rent so you start receiving income as soon as your tenant moves in.

You can be confident our pricing is fair and clear. As TPO members, we follow their Code of Practice for lettings and provide access to free, independent dispute resolution.

Comprehensive Premium Management

Our full-service option provides complete property management for a transparent 18% commission (21.6% incl. VAT). This premium service includes:

Regular maintenance and minor repairs under £350 are covered by our standard management fee, providing hassle-free property care.

For more significant projects exceeding £350, we charge a 10% (12% incl VAT) fee to expertly oversee and manage the work.

For major renovations over £2,500, our project management service ensures the work is completed to the highest standard. The project management fee is up to 20% (24% incl VAT) of the total invoice.

We also offer a streamlined Rent Management service for 11% (13.2% incl VAT) of rent, covering core rent collection and tenant management tasks. This provides an option for DIY property owners who still want support with key aspects of renting.

Professional Inventory Report

  • Inventory clerk charge: £107 to £282 depending on property size and furnishing

Check-in and Check-out

  • Independent inventory clerk charge: £148 for check-in, £148 for check-out

International Bank Transfer Fee

  • £28 for overseas transfers

Non-Scheduled Attendance at Property Fee

  • £86 for first hour, £32 for additional hours

Electrical Installation Condition Report

  • Cost varies from £200 to £300 depending on property size

Energy Performance Certificate

  • £146 to arrange assessor and issue certificate

Gas Safety Certificate

  • £84 for certificate, minimum £184 for service and certificate

Carbon Monoxide Alarm

  • £64 for first alarm, £30 per additional alarm, or £134 if installed with GSC

Property Licence Application Service

  • From £375 to help with licence application

New Tenancy Administration Fee (Rent Management services)

  • £480 for new tenancy setup

Renewal Fee (Rent Management services)

  • £240 for contract renewal and deposit re-registration
